August 2014 Mooresville Real Estate Market Update

Mooresville Homes
In August 2014 131 homes sold in the Mooresville real estate market, a 5.1% decrease from the 138 Mooresville homes sold in July. August 2014 sales figures increased 1.6% from August 2013 when 129 homes sold in the Mooresville area.

The average sales price increased 4.2% from $350,559 in July to $365,270 in August. The August 2014 average sales price increased 10.8% from the August 2013 average sales price which was $329,786.

Average days on the market increased 1.3% from 79 days in July to 80 days on the market in August. August 2013 average days on the market were 96, a 16.7% decrease in market time.

Currently there are 691 homes for sale in the Mooresville MLS area, down 6.6% from July. The average list price is $518,685 down 5.4% from the July average list price of $548,522. 150 Mooresville homes are currently under contract, up 13.6% from July.

In August 2014 14 condos/townhomes sold in the Mooresville real estate market, a 16.7% increase from the 12 Mooresville condos or townhomes sold in July 2014. August 2014 sales figures increased 75% from August 2013 when 8 Mooresville condos sold.

The average sales price increased .4% from $141,345 in July 2014 to $141,909 in August 2014. August 2014 average sales price increased 5.3% from the August  2013 average sales price which was $134,800.

Average days on the market increased 84.7% from 59 in July to 109 in August. August 2013 average days on the market were 74, a 47.9% increase in market time.

Currently there are 37 condo/townhomes for sale in the Mooresville MLS area, a 7.5% decrease from the 40 condos for sale in July. The average list price is $165,995, up .5% from July’s average list price of $165,124. 9 Mooresville condos/townhomes are currently under contract, a 10% decrease from July.

In August 2014 14 lots sold in the Mooresville real estate market, a 75% increase from the 8 Mooresville lots sold in July. August 2014 sales figures increased 7.7% from August 2013 when 13 Mooresville lots sold.

The average sales price increased 47.6% from $128,281 in July to $189,346 in August. August 2014 average sales price increased 75.6% from the August 2013 average sales price which was $107,812.

Average days on the market decreased 18.8% from 138 in July to 112 in August. August 2013 average days on the market were 220, a 49% decrease in market time versus the same time period last year.

Currently there are 318 Mooresville lots for sale in the MLS, a 1.9% decrease from July. The average list price is $351,770, up .4% from July’s average list price of $350,495. 15 Mooresville lots are currently under contract, a 6.3% decrease from July.
