The median sales price increased 5.7%, from the 2015 median sales price. It was the highest median sales price since 2007. I dont put much stock in median sales price as it is just what the middle home (#100) sold for last year and does not take into account location, size of home/lot, etc.
The average price per square foot had a moderate increase, 2.1%, from 2015. It was the highest price per square foot since 2008 and the 6th straight year of increased price per square foot.
The average days on the market had a significant decrease, 30.8%, from the 2015 total days on the market. Limited inventory was a key contributor to a shorter market time.
Overall the Mooresville waterfront real estate market had a mixed year with increases in units sold but a decrease in average sold price. We are predicting an appreciation of about 3-6% for waterfront homes in 2017. We are also expecting to see an increase in units sold and average sold price.
